Kent Space is a hybrid self-storage and office facility offering flexible workspace and storage solutions for businesses, professionals, and individuals. Following the success of their Ashford and Chatham locations, the client identified Ebbsfleet as a strategic site for expansion, driven by its status as a rapidly developing commuter hub with significant infrastructure investment and a growing population of mobile professionals.

In early 2019, the client secured Fleet House at Springhead Enterprise Park, located just a two-minute walk from Ebbsfleet International Station. Addressing a clear gap in the market, this was a golden opportunity for expansion while reflecting the brand’s core values of accessibility, flexibility, and community.

Research carried out by the client showed growing frustration with outdated leases and inflexible service models. In response, we partnered with Kent Space to deliver a modern, scalable solution tailored to evolving business and lifestyle needs.

Scope of Work

The development of Kent Space Ebbsfleet was a comprehensive project covering a complete structural refit. Our scope included:

  • Full structural refurbishment including interior fit-out of private offices, meeting rooms, shared desks, and reception areas
  • Installation of high-speed fibre internet, soundproofing, air conditioning, and modern lighting
  • Creation of secure self-storage units (25–150 sq ft) with 24/7 mobile app access
  • Provision of amenities including a staffed reception, communal kitchens, breakout lounges, and on-site parking with EV chargers
  • Implementation of sustainability measures such as energy-efficient lighting and HVAC systems
  • Advanced security systems including CCTV and electronic access controls across storage and workspace areas
